Since June 2018, all Welsh Help to Buy loans will be adjusted according to the energy rating of the home being purchased. This means that those purchasing the most energy efficient homes may be offered a larger loan as a consequence of their smaller anticipated energy bills. As energy costs can be a major monthly outgoing, the Welsh Government want people to also consider energy performance when looking to buy a home in Wales.
The predicted EPC will be provided to the buyer for the Help to Buy application. If there is a discrepancy between the estimated and actual energy efficiency on build completion, it will not delay the transaction for the buyer and the Welsh Government will take the issue up with the developer.
