With increased legislation placing pressure on private landlords to have their rental properties in order, we have created a basic fixed fee service to cover all of your needs.

Our charges carry VAT which is charged at the standard rate of 20%.

Reviewing or advising upon a residential tenancy agreement

We can check if your current agreement is adequate and advise on any necessary changes

– £400 plus £80 VAT
(Totalling £480 inc. VAT at 20%)

Drafting a new assured shorthold tenancy agreement

We are able to draft contracts tailored to your specific requirements

– £500 plus £100 VAT
(Totalling £600 inc. VAT at 20%)

S.8 possession claim:

Section 8 allows a landlord to seek possession of a property if one or more of the grounds in the Housing Act 1998 apply.

Preparation and service of s.8 notice only
– £350 plus £70 VAT (Totalling £420 inc. VAT at 20%)
Preparation and service of s.8 notice and preparation of claim form for possession
– £850 plus £170 VAT (Totalling £1,020 inc. VAT at 20%)
Preparation and service by post of s.8 notice, claim form, witness statement and one appearance at court (undefended)
– £1,700 plus £340 VAT (Totalling £2,040 inc. VAT at 20%)
Preparation and service by post of s.8 notice, claim form, witness statement and one appearance at court (defended)
– £3,500 plus £700 VAT (Totalling £4,200 inc. VAT at 20%)

S.21 possession claim:

Section 21 gives a landlord a right to possession once the fixed terms has expired without having to prove a breach of any grounds.

Preparation and service of s.21 notice (Form 6A) only
– £350 plus £70 VAT (Totalling £420 inc. VAT at 20%)
Preparation and service of s.21 notice (Form 6A) and claim form
– £800 plus £160 VAT (Totalling £960 inc. VAT at 20%)
Preparation and service of s.21 notice (Form 6A) and claim form and one attendance at court
– £2,500 plus £500 VAT (Totalling £3,000 inc. VAT at 20%)
