Landlord and Contract Holder - Wales

Wales - Fixed fee pricing


Following the implementation of The Renting Homes (Wales) Act 2016, we have created a basic fixed fee service to cover all landlord and contract-holder needs in Wales.

Our charges carry VAT which is charged at the standard rate of 20%.

  • Reviewing or advising upon an existing residential Written Statement of an Occupation Contract – We can check if your current agreement is adequate and advise on any necessary changes – £400 plus £80 VAT (Totalling £480 inc. VAT at 20%)
  • Drafting a new Written Statement of an Occupation Contract – We are able to draft Written Statements tailored to your specific requirements – £500 plus £100 VAT (Totalling £600 inc. VAT at 20%)

Breach of Contract; including rent arrears and anti-social behaviour

If the contract-holder breaches the Occupation Contract the landlord may seek possession. The breach of contract process should be following if the contract-holder is not keeping up with rent payments. Please note that if the contract-holder is in serious rent arrears there is a quicker process that can be followed. We are able to advise on landlord’s rights where a contract-holder’s anti-social behaviour is contrary to their contract obligations.

  • Preparation and service for breach of contract grounds only – £350 plus £70 VAT (Totalling £420 inc. VAT at 20%)
  • Preparation and service for breach of contract grounds and preparation of claim form for possession – £850 plus £170 VAT (Totalling £1,020 inc. VAT at 20%)
  • Preparation and service by post for breach of contract grounds, preparation of claim form, witness statement and one appearance at court (undefended) – £1,700 plus £340 VAT (Totalling £2,040 inc. VAT at 20%)
  • Preparation and service by post for breach of contract grounds, preparation of claim form, witness statement and one appearance at court (defended) – £3,500 plus £700 VAT (Totalling £4,200 inc. VAT at 20%)

‘No-fault’ Possession claim: Section 173

Landlord’s notice using section 173 enables a landlord to regain possession of a property without having to prove a breach of any ground or without giving a reason for doing so.

  • Preparation and service of s.173 notice only – £350 plus £70 VAT (Totalling £420 inc. VAT at 20%)
  • Preparation and service of s.173 notice and claim form – £800 plus £160 VAT (Totalling £960 inc. VAT at 20%)
  • Preparation and service of s.173 and claim form and one attendance at court – £2,500 plus £500 VAT (Totalling £3,000 inc. VAT at 20%)
