How We Can Help

We act for Landlords or Tenants on the commercial leasehold transactions, including commercial leases and/or agreements for lease, rent deposit deeds, licences to occupy, tenancies at will, deeds of surrender and assignment or transfer of leases.

We provide advice to Landlords or Tenants on the implications of the Landlord & Tenant Act 1954 (and any required exclusion of security of tenure or termination/renewal notices to be served under the terms of this Act).

We are able to support Landlord’s in the ongoing management of commercial property portfolios and Tenants during the term of their lease. This includes advising on deeds of variation, options to break leases and licences to assign, sub-let, charge, alter and/or change of use of premises.

We act for buyers and sellers in the acquisition and disposal of freehold and leasehold commercial property. This includes offices, shops and other retail units, industrial premises, garages and mixed-use developments and commercial property investment portfolios.

We can also advise you on any ancillary documentation required as part of a sale or purchase transaction including exclusivity agreements, overage deeds, options, pre-emption agreements.

We act on commercial mortgages or remortgages over freehold and leasehold commercial premises whether as part of a purchase or for existing premises.

We act on grant of easements over land whether to utilities companies or other third parties, and in giving advice on any easements being acquired by you over third-party land.

We support developers and landowners through all stages of development projects, from site acquisition to completion.

We can help with the purchase and sales of development land including options over land, contracts conditional on planning, planning and infrastructure agreements including s106, s278 and s104 agreements and unilateral undertakings.

We offer expert advice on plot sales, acting for developers and acting for landlords for office and other commercial developments.

We can assist with a broad range of agricultural property matters including:

the sale and purchase of agricultural land

the grant of farm business tenancies and grazing licences

providing advice on Agricultural Holdings Act tenancies (and succession rights)

service of notices to quit/termination of tenancies (AHA tenancies and FBTs)
